A common comment I get from people is "I wish I bough 2, 4, 6 years ago." Lets look at a few quick stats from the past year. The second home market is much stronger now than it was but it is not like some primary markets. These stats are for the whole county not just the south section. The data is a little off because really you would look at the north and south of the county as two completely different markets.
One of my favorites to determine how hot a market is would be months supply of inventory. A look at supply and demand. Walton County was at 6.4 for May, which is headed towards being a sellers market but not quite there. Bay County is at 4.5 months FYI. I saw an email from an agent in San Fransisco that showed May single family detached months supply of inventory at 1.6. Supply is definitely not that tight here. Second homes are more of a want than a need. Plus sellers here often price high and leave their homes the market for longer periods because the homes are getting rental income, are often paid off, and not where they have to live because of a career.
YTD inventory is down 6.2% but sales are up 8.6%. This is why you are seeing the prices increase some. Supply is down, and demand is up.
